Welcome to Mid-South St. Simons Island
Living in the Mid-South (everything north of Demere Road and south of Sea Island Road) means you’re 10 to 15 minutes from most anywhere on the Island. Mid-South St. Simons Island real estate options include a nice mix of single-family homes and condominiums. Some homes and many condos are on the water. Other properties come with views of our ever-changing, wildlife-filled marsh. Buildable lots are available as well. Most neighborhoods are established, with a canopy of live oaks, magnolias, and palms.
Life in the Mid-South
On the western shore, along the Mackay River, you can enjoy a round of disc golf at Gascoigne Park. Cast your line from the fishing pier—a less crowded alternative to the Village Pier. Or just sit and watch the boats go by in the salty breeze. For a closer view, drop in on the St. Simons Marina, home of the St. Simons Boating and Fishing Club.
While you’re over there, catch up on local history at the Arthur J Moore Methodist Museum in Epworth By The Sea. For your health, the St. Simons Family Medical Center & Immediate Care Center is located here.
Also in the neighborhood is Frederica Academy, an independent, college prep school serving grades Pre-K to 12.
To the east, overlooking our world-famous marshland is the Bloody Marsh battle site—a less well-known, but very significant event on July 7, 1742, that marked the end of Spanish influence in Georgia.
Most of the shopping and dining action here is north/south along Frederica Road and east/west on Demere Road. Locals enjoy Redfern Village on Frederica because of its eclectic selection of boutiques, dining, and nightlife options. Farther north on Frederica, the Shops at Sea Island include more upscale boutiques, a Harris-Teeter supermarket, a movie theater, and a variety of dining opportunities from breakfast and pizza shops to some of our favorite full-service restaurants.
